Building Assessment (BCA) is conducted in support of other real estate activities like asset management, due diligence, risk management, code compliance or renewal planning​. Quality control analysis include:
  • Inspection of the building’s envelope (roofs, walls, window systems, doors);
  • Inspection of interior finishes, electrical and mechanical systems, accessible structural elements and fire safety equipment;
  • Inspection of exterior features of the site (passages, landscaping, etc.), of written and photographic documentation of each component, and of gaps observed.​
​The findings are compiled in a formal written report that details gaps and impairments and presents a list of recommendations for repair or replacement with estimated costs and associated priorities. This work often leads to reserve fund studies to develop long-term CAPEX and maintenance planning for major repairs or replacements of building components and equipment.
